4 Tips when Buying a Home

Thinking about buying a home or in the process of making a move? Here are four tips to follow when buying a home!

1. Don't Make Large Purchases

Depending on your loan, it may be better to hold off buying a new car or furniture until after you've signed the dotted line and the deed is recorded at the courthouse especially if you plan on financing the car, furniture, fridge, washer/dryer, etc!

2. Don't Make Large Cash Deposits

Your Lender will need to see where the money is coming from when you purchase your home. This helps them insure that the money is yours and you can afford the house. If you have a couple thousand buried in a coffee can in the back yard; go ahead, dig it up, and deposit it into the bank long before it's time to make an offer and get financing.

3. Don't Pay Earnest Money of Due Diligence with Cash

Again, you lender needs to trace all money involved with the transaction. If you don't have checks make sure to purchase a money order or cashiers check with a debit card or other traceable funds.

4. If your lender asks for documents get them delivered ASAP!

The reason it takes a month or so to buy a home is the lending process. If the lender doesn't have the necessary documents to process your loan progress stops! This can cause delays in your closing date and sour your relationship with other parties involved. Send your lender any documents they need on the spot and your purchase is ten times more likely to go smoothly!
